An annual service keeps your boiler running safely and efficiently — and most manufacturers require proof of a yearly service to keep their guarantee valid. A neglected boiler burns more gas, is more likely to break down in winter and, if combustion goes unchecked, can produce carbon monoxide, so a service is as much about safety as it is about bills.
A proper service is more than a quick look. We check the boiler is installed and operating to its specification, inspect the flue and seals, test combustion with a flue gas analyser, check the gas pressure and flow, examine the burner, heat exchanger and key components for corrosion or wear, and confirm the safety devices cut in as they should. We make sure the system pressure and any expansion vessel are correct, then leave you a written service record for your files and the manufacturer.
For landlords, a Landlord Gas Safety Record (CP12) is a legal requirement under the Gas Safety (Installation and Use) Regulations: every gas appliance and flue in a rented property must be checked by a Gas Safe registered engineer every twelve months. We carry out the checks, issue the certificate, and you must give a copy to existing tenants within 28 days and to any new tenant before they move in. We can send you a reminder when the next one is due so it never lapses between tenancies.

Common questions, answered straight
Once a year. An annual service keeps the boiler running safely and efficiently, catches small problems such as worn seals, a weak expansion vessel or low pressure before they cause a winter breakdown, and confirms combustion is clean so the boiler isn’t producing carbon monoxide. Just as importantly, most manufacturers require proof of a yearly service by a Gas Safe registered engineer to keep their guarantee valid — miss one and a future claim can be refused, which can leave you paying for a repair that should have been covered. The best time is late summer or early autumn, before the heating goes on in earnest and before engineers get busy with winter breakdowns. We carry out the full service, complete the manufacturer’s Benchmark logbook or leave a written record either way, and can remind you when the next one is due so it doesn’t quietly slip past a year.
A CP12, also called a Landlord Gas Safety Record or gas safety certificate, is the document a Gas Safe registered engineer issues after checking the gas appliances, fittings and flues in a property. It records what was inspected, confirms each appliance is safe to use, and lists any defects found. For rented homes it’s a legal requirement renewed every twelve months under the Gas Safety (Installation and Use) Regulations. The check covers gas tightness, burner pressure and operation, the flue and ventilation, and the safety devices. We carry out the inspection, issue the CP12, and you keep a copy for your records and provide one to your tenants.
Yes. Under the Gas Safety (Installation and Use) Regulations, landlords have a legal duty to have every gas appliance, fitting and flue in a rented property checked for safety every twelve months by a Gas Safe registered engineer, and to keep the property’s gas fittings in safe working order. You must give a copy of the resulting Landlord Gas Safety Record (CP12) to existing tenants within 28 days of the check, and to any new tenant before they move in, as well as keeping records for two years. We handle the annual inspection, issue the certificate, and can send a reminder before the next one falls due so you stay compliant between tenancies.
Yes — with your say-so we’ll drop you a reminder when your annual service or landlord CP12 is coming up, so the boiler stays covered by its manufacturer’s guarantee and your gas safety certificate never lapses between tenancies. The rules let you have the next landlord check done in the two months before the current record runs out without shortening the new expiry date, so there’s no penalty for booking in good time — and we’d always rather do that than chase a deadline. It’s especially useful for landlords juggling several properties or different renewal dates, where one expired CP12 can mean breaching the Gas Safety regulations. We keep it simple: confirm when you’d like the nudge and we’ll be in touch ahead of time, then book a slot that suits you and the tenant so it’s sorted well before the deadline rather than at the last minute.
A proper service is more than a quick visual check. We confirm the boiler is operating to its specification, inspect the flue and seals, and test combustion with a flue gas analyser to make sure it’s burning cleanly and not producing carbon monoxide. We check the gas pressure and flow, examine the burner, heat exchanger and other key components for corrosion, debris or wear, and confirm the safety devices cut in as they should. We also check the system pressure and any expansion vessel. Once done, we leave you a written service record — and complete the manufacturer’s logbook where there is one — which is what proves the service was carried out if you ever need to rely on the guarantee.
